Sales within the developments around Charlottesville are still mixed. Some of the newer developments with newly constructed homes such as Belvedere, Old Trail and Spring Creek are seeing stable to increasing sales. More established neighborhoods such as Forest Lakes, Glenmore and Dunlora saw sales decrease the last quarter of 2009.

Lake Monticello consistently sells the greatest number of homes. This is because it is the most affordable neighborhood as well as one of the largest developments in the area.

Currently there are 130 homes on the market in Lake Monticello ranging from $139,000 to $945,000. The median sold price per square foot in the last quarter of 2009 was $104.47/sq ft.
The highest median price per sqaure foot of the developments that we monitor are Ashcroft at $215/sq. ft and The Rocks not far behind at $214/sq. ft.These numbers indicate that buyers are finding great deals!
Inventory is starting to decrease, which if this trend continues means that the market is beiginning to move slowly back towards equilibrium.
