Albemarle County
It is still a mixed bag when reviewing the farm sales in central Virginia over the last quarter of 2009. While sales were up in the 22-50 and 51-100 acreage bands, 100+ acre farms slid back to the 2nd quarter of 2009 level.
The median price per acreage is on the rise with 22-50 acres at $26,000/ac, 51-100 acres at $12,000/ac and 100+ acres at over $30,000/ac. Obviously with only a handfull of sales, location and quality of the land greatly impact these numbers. The interesting point here is that the price per acre in all three categories is increasing.
Greene County Farms
There has not been a sale recorded in the local MLS of a residential property with more than 22 acres sold in Greene County since the third quarter of 2008. There are currently six properties on the market ranging from $545,000 to $695,000. Could this be an opportunity?
